Community banks in Houston are done. The nationals have already won.

Unpopular opinion but I’ll say it. The relationship banking advantage that kept community banks alive for 30 years is gone. Tech, capital, and talent all favor the big shops now. Fight me.

CRE lending in Houston is way more overextended than anyone is admitting publicly

Look at the office vacancy numbers. Now look at what banks are still booking. The marks don’t match reality and everyone in the room knows it. This ends badly for at least 3-4 shops before 2027.

The “relationship banking” pitch is dead. Clients care about rate, period.

I’ve lost three clients this year to banks I’ve never heard of because they came in 25bps lower. Ten years ago that didn’t happen. The relationship era is over and nobody wants to say it out loud.
